Foreclosure number may not be that close to the truth, National analytic firms like CoreLogic show that Albuquerque’s foreclosure inventory has been decreasing, albeit slowly. The firm releases monthly estimates on the city and the state, including delinquency rates.
But estimates often vary based on the organization and its methods and numbers don’t always tell the whole story.
Matt Templeton said the Albuquerque area has about 5,100 residential listings and of those, 625 are advertised as a short sale or foreclosure. Templeton is the leader of The Templeton Team at Albuquerque’s Keller Williams Realty, and one of its specializations is short sales.
“There are hundreds if not thousands of other distressed properties, shadow inventory, that is not currently on the market, but that is impossible to keep solid track of,” he said.
